Step by step process of buying a home

Finding a Great Property
Most people finance their purchase through a bank or mortgage company. Starting with pre-approval from a lender is simple, and we can provide recommendations.
You’ll save time with our automatic online market watch tool. We will identify the criteria such as locations, size, and features and tour the properties until we find a house worth your consideration.
Our market analysis will help to identify the best negotiation strategies and pricing. Together, we’ll go over terms such as title transfer, possession dates, inspections, contingencies, and home warranties. We'll present the offer and negotiate on your behalf. An earnest money check accompanies our offer and is an industry standard. If the agreement can not be reached, the check goes back to you and we continue the property search.

Contract Contingencies Phase
All sides agree to terms and we are under a contract. We usually recommend a home inspection and it is common to have a 7 day window to complete it.
As a buyer, you choose a home inspector and pay the inspection fees. An average price for general inspections range from $400-to $1000. You can also choose to be present during the inspection.
The inspector will often address significant findings the same day. The detailed report usually comes within 48 hours and it covers the home inspection in great detail.
After receiving the inspection report, you have several options to consider:
1) Conduct Additional Inspections.
Follow your general inspector's recommendations to perform more specific inspections, such as:
- Pest inspection;
- Radon testing;
- Structural engineering assessment;
- Mold evaluation;
- Any other specialized inspections deemed necessary to identify potential underlying issues.
2) Accept the Property As-Is.
Proceed with the purchase, accepting the property in its current condition without requesting any changes or repairs.
3) Request Repairs.
Ask the seller(s) to fix certain items, particularly those that are:
- Major structural issues;
- Health and safety concerns;
- Code violations.
4) Negotiate a Price Reduction.
Based on estimates from qualified contractors, request a discount on the purchase price to offset the cost of necessary repairs or improvements.
5) Withdraw from the Deal.
If you're uncomfortable with the inspection findings or unable to reach a satisfactory agreement with the seller(s), you may choose to terminate the purchase contract.You will receive a full refund of your earnest money deposit, and the only expense you will incur is the cost of the inspection.

Pending the Completion of the Sale Stage
Our administrative team will engage your lender and your Title Company so they can begin their work.
As a Buyer you will have to work closely with your Mortgage and Title Company to provide all the necessary documents to secure financing and the transfer of title to your name. It usually takes 4 to 6 weeks for a final mortgage approval and closing.
We highly recommend conducting a final walk-through of the property the day before closing. The step allows us to verify that the home is in good condition and that no significant changes have occurred since our last visit. By this time, the sellers typically have moved out, giving us the opportunity to ensure everything is as expected.
Closing takes about an hour. It takes place anywhere convenient for you. It involves signing legal paperwork, the mortgage documents, and giving the Title company a down payment in the form of a cashier’s check.
Often the Title Company funds the transaction the same day or the next business day and registers you as a new homeowner at the county recorder’s office.
The title may take up to two days to transfer the house to the new homeowner. We will arrange to deliver the keys to your new home as soon as the title transfers.
